Having everything ready on inspection day can prevent unnecessary delays. 

A typical home inspection takes approximately 1-1/2 to 2 hours per 1000 square feet.... Generally speaking, about 3 to 4 hours, but times may vary depending on the size of home, the condition of the home, and other variables. For liability reasons home inspectors do not move  furnishings or personal belongings. 

To the buyer:

Let me know of any concerns you have before I start, such as, "The seller told me there was a water stain on the upstairs bedroom ceiling". I will start the inspection on the outside of the property and work my way inside. You are more than welcome to follow along and ask questions. Usually the buyer spends this time looking over the house and taking measurements. I will brief you on my findings at the end of the inspection. At any time, feel free to ask me questions.

To the seller & realtor:

Someone must let me in. Please let me know beforehand if there are any hidden spaces, locked doors, secret switches, or any other relative information that I should be aware of. I am going to operate the dishwasher, air conditioning, furnace, microwave and garbage disposal. I need access to everywhere. If anything is blocked or locked, I will have to come back when it is unblocked. - ($$)

  • Attic Entrance 
  • Under Sinks 
  • Crawlspace Entry
  • Electrical Panels
  • Furnace 
  • Windows
  • Garage areas
  • Water Heaters 
  • Basements
  • Fireplace
  • Sinks, Showers, Bathtubs
  • Water Pressure Regulators

Seller should also verify that:

  • All utilities are on
  • Pilots are lit
  • Crawl space entrances not blocked or nailed in place
  • Electrical panels are accessible and not locked 
  • Built-in appliances have no stored items inside
  • Pets are secured. or removed from the property during inspections.  


  • Suggestion: Putting personal items, cleaning products, etc in a temporary box or boxes until after the inspection is advisable. We also suggest that you move your objects out of the way for easy access to the water heater, furnace, or electrical panel. This is for the benefit of all.
